When a commercial roof reaches the end of its life, the biggest decision is which system to put on next. TPO, EPDM, PVC, modified bitumen, metal and roof coatings all work well on Chicago buildings, but each one fits a different budget, building and use. Here’s a plain-language comparison to help you choose.
Quick comparison
| Roof system | Typical lifespan* | Best for | Main strengths |
|---|---|---|---|
| TPO | 20–30 years | Retail, offices, warehouses | White, energy-efficient surface; heat-welded seams |
| EPDM | 25–30+ years | Large, simple roofs | Proven rubber membrane; handles cold well |
| PVC | 20–30 years | Restaurants, roofs with grease or chemicals | Chemical and grease resistance; heat-welded seams |
| Modified bitumen | 15–25 years | Roofs with foot traffic, smaller buildings | Tough multi-layer system; easy to repair |
| Metal | 40+ years | Low-slope industrial and commercial buildings | Very long life; fire and wind resistance |
| Roof coatings | Adds 10–15 years to a sound roof | Roofs in fair condition | Lower cost than tear-off; reflects heat |
*Lifespan depends on installation quality, roof condition, foot traffic and maintenance.
TPO (thermoplastic polyolefin)
TPO is one of the most popular commercial roof systems today. The white membrane reflects sunlight, which helps keep the building cooler in summer, and the seams are heat-welded into a single watertight sheet. It is a good all-around choice for retail centers, offices and warehouses.
Keep in mind: TPO quality varies by manufacturer and thickness, so the product and the installer matter.
EPDM (rubber roofing)
EPDM is a synthetic rubber membrane that has been used on flat roofs for decades. It stays flexible in very cold temperatures, which makes it a strong fit for Chicago winters. It works well on large, simple roofs with few penetrations.
Keep in mind: standard EPDM is black and absorbs heat in summer. Seams are glued or taped, so seam inspection is an important part of maintenance.
PVC
PVC membranes are similar to TPO but stand up better to grease, oils and many chemicals. That makes PVC the go-to choice for restaurants, food processing and buildings with rooftop exhaust. Seams are heat-welded and very strong.
Keep in mind: PVC usually costs more than TPO or EPDM.
Modified bitumen
Modified bitumen is a multi-layer asphalt-based system, an updated version of the traditional built-up roof. It is thick and handles foot traffic well, so it works on roofs with frequent HVAC service visits. Repairs are usually simple.
Keep in mind: it is heavier than single-ply membranes and typically has a shorter lifespan.
Metal roofing
Standing seam metal roofs can last 40 years or more and resist fire and wind. They are common on industrial buildings and low-slope commercial roofs with enough pitch to drain.
Keep in mind: metal needs some slope and has a higher upfront cost.
Roof coatings (restoration)
If your existing roof is still structurally sound and mostly dry, a silicone or acrylic coating can seal small leaks, reflect heat and add years of life without a full tear-off. A coating is often the most budget-friendly option.
Keep in mind: coatings don’t fix wet insulation or a failing deck. A moisture survey or core samples should come first.
How to choose the right system
Ask these questions before you decide:
- What’s on the roof? Grease and exhaust point to PVC; heavy foot traffic points to modified bitumen.
- How long will you own the building? Long-term owners often get the best value from longer-lasting systems.
- What’s your energy cost? White TPO and PVC, or a reflective coating, can lower summer cooling costs.
- What condition is the current roof in? A sound roof may only need a coating; a wet or failing roof needs replacement.
- What does your budget allow now? A good contractor will give you options, not just one price.
